New Roof Alerts — for gutters, solar, painting, windows, insulation
Date, property address and owner name, pulled from the city or county's own permit records. In Miami-Dade, the roofing contractor who pulled the permit and their phone number as well.
A re-roof is the trigger job. Gutters and fascia come off to do the work and often get replaced rather than rehung. Solar goes on a new deck, not an old one, and installers ask for the roof to be done first. Paint, windows and attic insulation are the jobs a homeowner lines up once they have already accepted that the house needs money spent on it.
So the permit that closes a roofing company's sale opens yours. These are leads, in the ordinary sense: a named owner at a known address who is weeks or months from the work you sell, and who has just proved they will spend on the house.
Those are the real counts from the last 21 days of records. Volume moves with weather and with how fast each agency publishes. The sample pages are capped at 25 rows; a subscription is the whole week.
| Metro | Date | Owner name | Job value | Contractor + phone | Lag |
|---|---|---|---|---|---|
| Miami-Dade County, FL | Issued | Every row | Minority of rows | Every row | 1–3 days |
| San Antonio, TX | Issued | A contact name, not always the owner | Not published | Not published | About 8 days |
| Charlotte / Mecklenburg, NC | Issued | Every row | Every row | Not published | 1–3 days |
| Fort Worth, TX | Filed, not issued | Every row | Every row | Not published | 1–3 days |
San Antonio's contact name is sometimes the roofing company rather than the homeowner; the city publishes one name field and does not say which it is. Fort Worth's records carry no issue date at all, only the date the permit was filed, so that is the date we show and the date we call it — a filed permit means the work is coming, not that it has started.

These homeowners have already hired a roofer. The roof is sold. If you sell roofs, this is not a list of prospects and we say so on the roofing page.
For your trade that is the point rather than a drawback: the spending decision is made and the roofer is on site, which is why the follow-on trades are worth asking about now. But nothing here tells you that a particular owner wants gutters, panels or paint. It tells you their roof is being replaced this month, at this address, under this name. The approach is still yours to make.
